Who runs Mutory
Mutory is run by Mutory Co (registration in progress) in Latphrao, Bangkok. You can reach us at support@mutory.com.
When you sign up or start using Mutory, you're agreeing to these terms and to our Privacy Policy.
What Mutory does
Mutory helps owners, agents and tenants:
- take photos of the room's condition when someone moves in and moves out,
- accept or dispute things, and sign on the screen,
- keep track of rent and repairs,
- work out how much of the deposit comes back,
- make PDF reports that can't be changed.
We may change, add or drop parts of the app.
Cost
It's free right now. If we ever start charging, we'll tell you in the app or by email at least 30 days before. If you don't want to pay, you can stop using it or delete your account before then. Tenants who are invited in always use it free.
Your account
You sign in with LINE or Google, and you need to give a phone number we can actually reach you on.
Please keep your LINE or Google account safe, because you're responsible for what happens in your account.
You need to be 20 or older. If you're younger, a parent or guardian has to agree first.
Your photos and reports
The photos and notes you upload are still yours. We only use them to store them, show them to you and share them with the people in the same tenancy.
Once a report is confirmed, it can't be changed. If something needs fixing, the app makes a new version and keeps the old one too.
When you sign or confirm a report, you're agreeing that the records for that tenancy stay locked and viewable by both sides for 2 years after the tenancy ends, even if one side deletes their account. These records include the report, photos, signatures, the deposit refund, rent and repairs. After that, the system deletes them. Our Privacy Policy has the details.
Only upload things you have the right to use, and don't infringe anyone else's rights.
What owners and agents need to do
- Tell tenants before you record information or take photos that involve them.
- Follow Thai rental law, including the 2025 rules on residential rental contracts if they apply to you.
- Don't photograph tenants or their personal things unless you need to.
- Don't charge tenants for using Mutory.
What's not allowed
- Uploading fake, edited or illegal photos or information.
- Using the app to threaten or harass anyone.
- Looking at other people's information without permission.
- Taking the system apart, scraping it with automated tools or attacking it.
We don't give legal advice
Mutory just helps you keep records. We can't promise that a court, the consumer protection office or anyone else will accept reports, photos or signatures from the app, or that you'll win a dispute. If you have a specific problem, talk to a lawyer.
Deleting or closing an account
You can delete your account in the app whenever you like. Your name, phone number and link to LINE or Google are removed straight away.
Locked tenancy records stay available to the other side, as explained above, so download your PDF first.
If you break these terms or the law, we may pause or close your account, and we'll tell you why.
How far our responsibility goes
We do our best to keep the app working well, but it comes as it is, and we can't promise it will never have mistakes.
As far as the law allows, we're not responsible for indirect losses or lost income. If we are responsible, the most we'll pay in total is THB 1,000 or what you paid us in the last 12 months, whichever is more.
That limit doesn't apply if we commit fraud, act on purpose or are seriously negligent, or where the law doesn't allow a limit.
If these terms change
If we change anything important, we'll tell you ahead of time in the app or by email. If you keep using Mutory after the start date, you're agreeing to the new terms.
Which law applies
Thai law applies to these terms, and Thai courts decide any disputes. If this version says something different from the Thai version, the Thai version is the one that counts.
